The Project

InterGroup was  engaged by Rucon Limited to support the refurbishment of the AIA Smales Farm building as part of a wider structural upgrade. Our scope involved refurbishment of staircases over six levels of the building.

Critical to maintaining the integrity and longevity of the structure, works required careful planning and execution in confined spaces and near sensitive areas – including a daycare and surrounding businesses, where safety and noise control were key priorities.

What We Did

We delivered a complete refurbishment of the staircases. Following thorough surface preparation to industry standard, we applied a high-performance MCU coating system designed for long-term protection and durability. Structural repairs were completed to ensure integrity – with strict safety protocols maintained throughout. Noise control measures were implemented to minimise disruption to nearby businesses and the daycare facility.

Meeting complex Challenges

Working in confined spaces and near sensitive areas required careful planning and innovative solutions. Noise management was a critical challenge, due to the high sound levels blasting and coating operations can generate. To address this, we introduced specialised equipment including the snake bite nozzle which reduced noise to 30–40 decibels. We also implemented continuous monitoring with noise meters to ensure compliance.

Coordinating work around other trades and maintaining strict safety standards added complexity. Through proactive and clear communication and the application of our proven management and operational processes, we delivered efficiently and without disruption to the site or its occupants.
